2019: April New Listings in Jackson Hole

What happened in April?

New Listings

We are on the front end of the busy spring/summer listing season here in Jackson Hole, as we see more and more properties coming to market each month, including 41 new listings in April. The overall dollar volume of these new April listings totaled $65 million, equating to an average listing price of just under $1.6 million, a slight dip from last month, but a number much lower than monthly averages typically seen in the past year. The median list price also dropped in April, down more than $200,000 from March 2019. While new listings in April were equally split between over/under $1 million, 17 of those new listings occurred in the $500,000 – $1,000,000 segment — including townhomes in Town, The Aspens and Teton Village, and one single family home in Porcupine Creek, listed for $949,000. This comes as good news for local buyers, who have been frustrated with consistently low inventory levels in this segment. Demand remains strong and competition is high however, as over a third of April listings are already under contract.

Market Analysis

New Listings were up 15% in Q1 2019 compared to this time last year, as 113 new properties hit the market so far this year. Sellers, perhaps motivated by the hot market in 2018, were encouraged to list their homes at the start of 2019, with nearly half of the quarterly listings (55) coming onto the market in January, usually a slow month for new listings. The dollar volume of new listings was also up 23%, increasing from $174 million in Q1 2018 to $213 million in Q1 2019. January was again the busy month, accounting for 56% of the new dollar volume of the first quarter. The average listing price increased from $1.775 million in Q1 2018, to just under $1.9M this year, in part thanks to a strong January where the new listing average hit $2,176,000. The median list price fluctuated in the first quarter of 2019, reaching $1.12M in January, dropping to below $1 million in February and then spiking up to over $1.3M in most recently in March.

In breaking down the price point of these new listings, the “hot spot” of the first quarter was new listings in the $500,000 – $1M range, accounting for nearly 30% of all new listings in the first quarter. While this is welcomed news for local buyers faced with limited inventory, the market remains competitive in this price point, with more than half of the 32 new listings already sold or under contract. After starting out the year strong, with 11 new listings over $3 million in January, high-end listings slowed as only 8 hit the market in February and March.

2019: March New Listings in Jackson Hole

What happened in March?

New Listings

After a slow and quiet February, new listings picked up in March with 36 new properties hitting the market totaling $62M – double the sales volume seen last month! The average listing price increased to $1.7M and the median listing price also increased, up to $1.32M from a low of $997,000 in February. The dramatic increase in listing volume was helped not only by 5 high-end listings in Flat Creek Fishing Club, Crescent H, Bar B Bar and Teton Village, but also by a spike in listings in the $1-3M range, where 15 new properties hit the market in March, including 4 single family homes in the Town of Jackson. While 10 new listings under $500,000 hit the MLS in March, many came on as “pending” sales in Virginian Village, a remodeled condo development near the Library in Town that has been  attracting the interest of local buyers for the past several months.

2019: February New Listings in Jackson Hole

What happened in February?

New Listings

After a very strong start to the year, where 55 new properties hit the market in January, new listing activity slowed significantly in February with only 22 new properties coming to market. This represents the lowest new inventory level since Nov 2017. The price point of February’s new listings were also lower than usual, with 8 condos hitting the market priced under $500,000. As a result, the average list price dropped to $1.4 million and the median list price dipped below $1 million for only the third time in the past year. Many of the new entry level condo listings are located in the Virginian Village development, located next to the library in Town. Newly remodeled, 1 bedrooms start at $309,000 and two bedrooms start at $410,000. Of the 8 new condos that hit the market in February, 7 of them are already under contract, illustrating the high demand for this entry level price point. Only 4 new listings came on in the $500,000 – $1 million range, including two 2-bedroom condos in the Aspens and Teton Village. Five lots hit the market in February including a rare single family lot in The Aspens, priced at $945,000.

What happened in January?

New Listings

The New Year was off to a very strong start from an inventory perspective too, as 55 new listings hit the market in January. Unusually high for this time of year (Jan 2018 saw only 39 new listings), January saw the most new listings since Aug 2018. Dollar volume of the new inventory topped $100 million for the second month in a row.  After peaking at nearly $2 million in Dec 2018, the median list price dropped back down to $1.12 million in January, closer to typical levels seen in 2018. The average listing price also dipped after a high of nearly $3.3 million in December (thanks to several high end listings entering the market in late 2018). While a similar number of new high-end listings ($3+ million) entered the market in January (11 vs 12 in Dec 2018), the “local’s market” saw the largest surge in inventory as 22 new properties came onto the market. This is the highest level of new inventory seen in this price point since Aug 2018 – great news for local buyers, who struggled with limited available inventory for much of 2018.

What it means: Continuing the trend as the busiest month for new listings, May saw nearly 90 new properties hit the market in Teton County. By far the highest level of new listings in past year, it still falls a little short of May 2016 however, when 110 new listings hit the market (see charts below). The total dollar volume of new listings in May increased more than 50% from April, but again, still lagged listing dollar volume seen last year at this time. The average listing price remained above $2 million for the second month in a row, in part thanks to several new high-end listings over $10 million, including an 8,000 square foot home on 38 acres along the Snake River south of Wilson (listed for $16 million). It’s also helpful to look at the median listing price of the new inventory as it can be a more representative statistic given the amount of high-end properties. In May, the median listing price of residential properties was just under $1.2 million, as 28 new residential listings hit the market in the sub $1 million range, mostly 2-3 bedroom condos and townhomes. The least expensive single family home listing was a 1,700 sq foot cabin with garage on a small lot 15 minutes south of Wilson for $699,000 (currently the least expensive single family home in all of Teton County). Several high-end lot listings also hit the market in May, including 6 building sites priced over $2 million and an 105 acre parcel in the Snake River Sporting Club for $9 million. The median listing price for vacant land was $815,000 in May, a result of 15 new lot listings under $1 million (63% of the vacant land inventory). Well priced properties, especially condos/townhomes priced under $750,000, continue to go under contract quickly (sometimes the same day as hitting the market!) as local demand far exceeds available supply in this price point.

What it means: After a slow winter, new listings are steadily increasing as we approach the busy summer selling season. There were 50 new listings in April, marking the highest level of new monthly inventory seen since Aug 2016. Note that while new listings have increased in 2017, they still trail new inventory levels seen in the past several years (see multi-colored chart below). The total dollar volume of new listings spiked in April, hitting $125 million, nearly doubling the volume from the previous month. There were several high end building sites listed in April in the Bar BC Ranch (located north of town on the Snake River) including 3 different 35 acre parcels priced between $8-9 million each and a 105 acre parcel listed for $17 million. As a result, the average listing price jumped to $2.5 million overall ($3.45 million for new vacant lots). That being said, more than 50% of the new residential listings were priced under $1 million, with 7 new listings priced under $500,000, including 4 condos in the Town of Jackson. On the other hand, only 1 of the 18 new lot listings was priced under $500,000 – a building site down in the Snake River Sporting Club for $495,000. Nine high demand new listings went under contract quickly, including a nicely remodeled Rafter J condo (listed for $599,000), that received multiple offers in the first day on the market. While nearly 1 in 4 new April residential listings is already under contract (by May 10th), the trend of “entry level” properties being snatched up quickly has slowed a bit in April, suggesting sellers may be testing the market with bolder listing prices as we approach the busy summer.
